Description
A former water pumping station, the Pump House is situated in its own water meadow with river frontage in an area of 'Outstanding Natural Beauty'. Footpaths abound and two great gastro pubs are but ten minutes walk away. Ideally situated for walking, cycling or just watching wildlife from the window. The accommodation offers real 'on one floor' comfort for two with the possibility of using the sofa bed in the gallery for children or guests. The imaginative conversion includes many eco features with a ground source heat pump providing under floor heating and hot water 24 hours a day.
The accommodation is open plan with the sitting area offering splendid views over the water meadow and beyond. The kitchen area is well equipped. The TV and a sofa bed are in the gallery reached by a steep paddle stair which is not suitable for young children or unsteady adults.The table and chairs on the raised terrace are very welcoming. Loungers are provided. There is comfortable car parking and a delightful BBQ and seat by the river. Dogs are very welcome and splendid walks lead straight from the Pump House. Often described by guests in the log book as 'doggy heaven'.
The Pump House is situated in the Dedham Vale, an area made famous by the the artist John Constable. Indeed Nayland Church contains an original Constable painting. Dedham and Flatford Mill are close by. Stoke by Nayland itself is less than 1/2 a mile away and well worth exploring. As well as the two great pubs there is a well stocked and welcoming village shop. The church, with its splendid 120ft tower dominating the landscape, is worth a visit. Hadleigh is just five miles away providing the usual supermarket facilities but do enjoy the more leisurely shopping experience in Hadleigh high street. Parking is free.
Just a mile away is Stoke by Nayland Golf Club, not only offering a round of golf but also providing every sort of pampering and beauty treatment you could wish.
Sudbury, a delightful market town, is eight mile away and well worth exploring. Do visit Gainsborough House, the birth place of the artist Thomas Gainsborough. Behind the town hall on market hill you will find all the tourist information you could wish.

This beautiful county is situated to the south of Norfolk, with Cambridgeshire to the west, Essex to the south, and the North Sea to the east. It has much to offer the visitor, including the wetlands of the Broads, the Wool Towns, and a coastal strip to the east known as “The Sandlings”. There are over 5000km of marked paths as well as national cycle routes, along with country parks, nature reserves such as the Trimley Marshes, and picnic sites.
Suffolk’s notable towns include Ipswich (the county town), Felixstowe, Lowestoft, Bury St Edmunds and Newmarket.
West Suffolk is famed for its archaeological discoveries, especially that at Sutton Hoo in 1939. A grassy mound was found to be a ship burial ground containing a collection of Anglo-Saxon treasures, including a Sword of State, a shield, a helmet, gold and silver bowls, jewellery and a lyre. The site is now owned by the National Trust.
